FAQs

What is a home inspection?
A home inspection is an objective visual examination of the physical structure and systems of a house, from the roof to the foundation. Having a home inspected is like giving it a physical check-up.

Why do I need a home inspection?
The purchase of a home is probably the largest single investment you will ever make. To minimize unpleasant surprises and unexpected difficulties, you should learn as much as you can about the newly constructed or existing house before you buy. A home inspection may identify the need for major repairs, builder oversights, as well as the need for maintenance to keep it in good shape. After the inspection, you will have a clearer understanding of the house, which will allow you to make decisions with confidence.

If you are already a homeowner, a home inspection can identify problems in the making and suggest preventive measures that might avoid costly future repairs. If you are planning to sell your home, a home inspection can give you the opportunity to make the repairs that will put you house in a better selling condition.

What is included?
DPS Home Inspections exceeds industry standards in reporting the condition of your home. Your report and on-site consultation will take you through a review of the home's heating system; central air conditioning system (temperature permitting); accessible interior / exterior plumbing and electrical systems; the roof, attic, and visible insulation; walls; ceilings; floors; windows and doors; the foundation and structure.

Will you tell me how much I should pay for the house?
No. An inspection is not an appraisal. The value of a home depends on many factors, including what similar properties have sold for, proposed developments in the neighborhood, and how the current owner has maintained and decorated the building. An inspection focuses on the current physical condition of the building.

The house is only 2 years old, why should I get an inspection?
No house is perfect. Even brand new homes may have problems which can prove costly to remedy due to improper installation of building materials or cost cutting by the builder.

How long will it take?
The average inspection takes two to three hours depending on the size, age, and condition of the property.

When Do I Receive My Report?
You will receive your detailed report by email within 24 hours after the inspection is completed.

Should I be There ?
We strongly urge the prospective buyer to be present for the walk through at the end of the inspection. By being present, you will have a far greater understanding of your new home and the report.

Why can't I do it myself ?
Even the most experienced homeowner lacks the knowledge and expertise of a professional home inspector who has inspected hundreds of homes. An inspector is familiar with the elements of home construction, their proper installation, and maintenance. The Inspector knows how the home's systems and components are intended to function together, as well as why they fail. Above all, most buyers find it difficult to remain completely objective and unemotional about the house they really want, and this may affect their judgment. For accurate information, it is best to obtain an impartial third-party opinion by an expert in the field of home inspection.
